Thus, the migration factor has become one of the key factors in the real estate market in the context of military operations throughout Ukraine. Population migration mainly affects demand in the real estate market by changing the scale of the city and the age demographic structure, thereby directly affecting housing prices.

Firstly, population migration directly led to a decrease in the total population remaining on the territory of Ukraine, but also to an increase in a certain number of the population in some regions of Ukraine, in particular Kyiv, Lviv, Chernivtsi, Dnipropetrovsk, etc. The population size, which is the final consumer of urban housing, directly causes changes in the demand for urban housing, while population migration is usually short-term in nature, and the supply of urban housing is inelastic over a short period of time.
